Yes - you are selling high so you are going to buy high but given the fact that you have $125-150k of equity and down payment money in the deal, you can easily use that money and purchase a 3-4 unit in the secondary B class markets of Boston such as Framingham, Lowell, North Attleboro for $650-750 with income that hits the 1% rule and with cash on cash returns in the teens.
