Our team works with a developer out here in Katy / Cinco Ranch area who might be interested. 

I go and take photos, submit reports, they get an inspector to go by, and then close.Something I'd like folks to consider that is a bit against the advice commonly preached here - you don't need to see a property in-person if you have a trustworthy team working for you.

The owner is very sick, has no internet and says he only learned about that 2 days ago.The team working for the person with the POA rehabbed the property They remodeled the kitchen and fixed some other smaller ticket items like leaking toilets, etc.

@Nicholas B. what type of investing do you or your team work with? 

It is important for investors to have an entire team working to help them successfully manage their portfolios.  

Might as well have a good oneBuild a team because nothing works better than teamwork.

When I ask why they bought it, I always get the same answer: the cashflow looked great on paper.My team works quite a bit with investors, most of us ARE investors.

On the other hand, if I had a capable team working alongside me, I would be able to seize opportunities without jeopardizing the effectiveness of my establishment.

As a newbie to the industry I didn't feel it was appropriate to pretend I knew how running a massive team works.  

Obviously, those who want to fix and flip tend to go in the opposite direction: first they find a house or whatever, and then they look for either a "debt partner" or an "equity partner" and through this partnership, and teamwork, accomplish something profitable.
