I go and take photos, submit reports, they get an inspector to go by, and then close.Something I'd like folks to consider that is a bit against the advice commonly preached here - you don't need to see a property in-person if you have a trustworthy team working for you.

The owner is very sick, has no internet and says he only learned about that 2 days ago.The team working for the person with the POA rehabbed the property They remodeled the kitchen and fixed some other smaller ticket items like leaking toilets, etc.
