However, for somebody that has a good portfolio and wants to simplify I would argue that refinancing and reinvesting is not necessarily the ideal approach given the stresses that it can incur.Again, this is coming from a place of ignorance since I am fairly new to investing but I think the beauty of real estate is that you can make it as complicated or simple as you like and tailor your investment to your vision for your lifestyle so perhaps the one approach fits all mentality is what I am against.

You can find standard agreements via google and tailor them to your needs.   

Generally I use other companies that provide the service because you more easily tailor the type criteria you are looking for. 

Then tailor it to your situation.

Tailor an offer with multiple “outs” that give you the time and opportunity to go out and raise the equity for the deal.  

I would say, figure out what your end game and tailor your decision to that. 

A realistic summation of the financials, tailored to whatever the circumstances are the house presents.

Also, you can edit it however you'd like to make it look pretty or tailor it to any of your potential investments.
