I am filling out the landlord identity registration form required in NJ, and I am not living in the same county as the property.

In Florida they do this as a legalized way to steal property or strip equity. 

It is not bad, you just have to filter out the stupid stuff like "retail is dead" and "any other syndication is stealing your money" He says he has a large percentage invested in every deal but if I am reading the PPM right then he has exactly 0% invested once it is fully funded.

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Rgds  It was always interesting when out of state folks visit Toledo and would say our B class is there "Z class" lolI guess being born with a silver spoon causes such a judgement.But it is what it is.Toledo's "B class" has IMO been lower priced with higher cashflow than in pretty much any other market in the Midwest.Won't steal Andrew's thunder here but some decent zip codes to consider on a "street by street" basis are 43609, 43610 and 43620.Wouldn't have touched them back in the day but have been finding some decent pockets lately.43612 and 43613 is "creme de la creme" for full market value.It's a hard gig getting anything under market value nowadays.Much success 🙏👍

Upon seeing this name again, I looked it up online and found that the person it belonged to had a number of articles from our local news station for a number of crimes, to include forgery, identity theft, impersonation, etc. 

Now lets say **** hits the fan and we are in a real bad recession, I could sell these homes for what it cost to build and lose no money and learn alot....a 2 million dollar house listed for 1.4 million is a steal.....If things get even worse maybe I will lose 100k.....Risk/reward is definitely on my side
