I have a client with three recent purchases from MLS at a pretty healthy discount to appraisal so it is doable--- but not likely in north Dallas or the highest demand areas.

For commercial rehab loans, they are doable however this kind of rehab loan is tough to do.

You have to be selective now that there are a lot of others in the market but it’s very doable to be successful.
