I think a suit could be intimidating to some tenants whereas a t-shirt and dirty jeans will send a different signal that you are the handyman.

There are all kinds of reasons a person may want to sell quickly and the MLS exposure will ensure at least a chance of receiving market value...adjusted for quick sale whether listed low or at market with "make an offer" or however realtors signal that a quick sale is needed.  

@Bruny Joseph Banks are not going to be swayed by your signaling that you are trying by bumping your offer a little bit.  

This case would signal that municipalities are in support of redlining against low income, which is of course at odds with the feds.Interesting - thanks for sharing, Kelly.

Human kind has not solved this issue so an average landlord usually has no chance ( and it sounds like you have a lot of this type of conflict; in fact, that the same living arrangement is suddenly problematic signals a breakdown on the personal level).... 

About the only ground you can't push them into is frozen ground.If you do use poles, be sure to avoid anything like street lights, signals, traffic signs, etc.

If they keep monthly dues arbitrarily low and not building reserves it usually signals that the HOA is going to special assess every needed repair to common area i.e. siding, roofs, paint etc.Also determine whether they pay water as that can get extremely expensive if hot water is included as many HOA's in large buildings.
