@Travis Gregory - the main advantage in my experience is that lenders have to scramble sometimes when things get dicey. 

Well, you should buy it and take title like a REAL RE investment.Otherwise, take as long as you want and waste the seller's time while you scramble to find a buyer.

It seems to me that if you've got a furnished rental right now or even a regular rental near a campus that just shut down, you are in a good position as students scramble. 

Worst case, I completely screw things up and have to scramble and hustle to do get this deal done.

Perhaps I should have worded my question better.i am basically trying to find cash buyers so that I dont have to scramble to finalize the deal after i have a property under contract. 

I just moved from Oakland, CA so I know the similar issues in the Bay Area well.Our situation here was a very last minute scramble to secure a 3-unit building in the middle of the night that was ransacked after recently being re-remodeled (This was the 2nd time they broke in and wiped them out.)

With that said, the scramble to meet demand and grab market share has already begun.
