Sell vs. Rent-help!!!!

Thanks for the advice upfront!

Currently I am the owner of a condo in a hot market just west of Denver.  

Current mortgage all in(including HOA) is around 1k/month and looking to rent for 16-1700/month.

I have somewhere in the neighborhood of 145k in equity


looking for opinions on whether to keep the condo as a rental or use the cashflow to help pay a new single family mortgage
