I'm in So Cal and recently began investing in Oklahoma (where we have family roots).

My timing was off so I now want to get back to my roots, buying and renovating apartment buildings for a sustainable NOI and good Cap rates.

Acting legally, ethically and professionally simply requires a basic knowledge of real estate, the roots of the industry. :)   

The argument could be made that Smoot-Hawley exacerbated the Great Depression, however, it was not a root cause.

The inspector pointed out the following:- Clogged gutter(s): one had tree roots growing inside- Caulking and/or cementing needed on outside of the house to seal gaps- Filthy crawlspace with water intrusion (possibly due to clogged gutters).

We got lucky in that we could handle it ourselves, no major root issues or collapsed pipes, just lots of disgusting backup in the tubs and washer drain sink.
