@Princesa Hansen To be fair, you will be getting a brand new door with new springs and rollers to replace an old door so you should probably kick in some.

It’s has been a project from hell two years it went on emotional roller coaster.

Honestly, the use of the loss vs. a 1031 made things simpler (at least in my mind), as the purchase of the apartments has been a roller coaster ride with a ton of moving parts (I'll be posting more about that in another post).

We later would learn on future projects that the things we thought were issues on this home weren't really issues at all, but this home taught us to deal with the emotional roller coaster of the unexpected, and I think learning that is the most valuable thing we've learned in Real Estate.

The other one I re-screened a couple years ago and replaced the rollers, but it appears some settling tweeked the frame (my handyman says the bottom plate is no longer level) and the screen doesn't want to slide anymore.

However, I would still check into repairing them before replacement (new rollers and a good track cleaning).

Ther is also a roller coaster of emotional highs and lows.

We then took a roller and painted a primer that was made to hide fire damage.
