Not going to provide the details that Henry provided for self storage, but providing a nugget that maybe a reader or two will leverage to find their path in RE (I usually reserve these types of hints for those I know).

Good info here and they regularly update readers on any proposed, current, and completed projects in NYC.I haven't yet subscribed to their Yimby+ membership but this may have more information.

I'm attracted to the duplex/multi-family option since I feel like I'm already very late to the REI game and want to jump in and not waste any more time.I've been a long time reader of BiggerPockets and there's so much great information on here.

Maybe install one of those RFID readers at the door along with the automatic closer, and give each tenant a key fob that opens it so there's no searching for keys.
