The lot is part of a community with about 157 homes in the community in PA.1) If we wanted to send a postcard to each of the 157 home owners in the community where the lot is located presently and offer them a raffle chance of $100 to owning the lot is this legal to do this and what is the best way to handle this legally if this is allowed2) If the lot does not pass the perk test - what suggestions do you have on what to do with the property can i still offer a raffle on the property and what other ideas do you have at least get some money out of it

You want that price to be really really low; obscenely low.4) Send them offers in the mail (post cards and colored letters don't work as well).If you do this correctly, you will purchase about 1 property for every 100 letters you send.Here's some friendly free advice:  Do not ever buy a property that is "For Sale."

Finally go and knock on their door, but mention that you sent a letter and didnt hear back and...blah blah blah, but its important to say with a big smile, "i mailed you a letter (or postcard) and i was just following up and seeing what you think....." or whatever, because that establishes the rapport that your looking for. a warm greeting instead of a cold greeting (ie cold call)Then ask them about it and see what the heck is going on.
