I ask you - is it worth it to make the move, take the cut, leave the boat and jump into the sea with just a floatie in order to get more experience in the field and chase a dream?

For anyone else searching this topic, some helpful updated info: I was turned down by Chase to setup multiple accounts for Series-LLC's, so I did some research and moved on.

Two different animals really and I don't see creative financing is typically a reality with either option.Typically for tax liens and deeds you will need cash to be a player and cash that you can tie up for 1 year or two at minimum.   

I advise my clients to compare their property to the comps they are looking to chase for the ARV & start with the kitchen/bathrooms and then work their way through their budget to match or slightly top the comps in the neighborhood.

An investor needs to utilize their knowledge, expertise, and experience to be BETTER at assessing value than the 50 other investors chasing the deal.   

We all chase cash flow in the beginning, but property and rent appreciation over time is how you get the big wins. 

Instead of chasing the latest hot market, focus on investing where you have the upper hand—where you have a deep understanding and local knowledge.
