Correct entry point, feasible budgets, project costs less than 75% ARV, active market place - good product doesn't sit long. 

Could this be a new trend to open up the marketplace? 

There are too many incompetent realtors in the marketplace who can't understand vendor financing, and don't know how to present an offer favourably.

The 15.3% hit takes 2-3 years to recover with gains in the marketplace, etc., but it might make sense especially with Roth IRA or Roth 401k contributions.It gets tricky since you need a bona fide business to business relationship... doing other property management and / or handyman services helps create an arms-length relationship (and rise to Section 162 definition of being a business and not a self-dealing transaction).

Or you can DIY from Facebook marketplace, Craigslist, thrift stores and furniture stores.But is there anyone you can pay to help you DIY, to take advantage of local offerings and your own labor, while still not doing it wholly on your own?
