I want to rehab a distressed property or take over a distressed owners home so my studying has been revolving around everything I need for this route. my plan is to use  hard money lenders until I build up my business and in the future seek other options.I live in Marlboro New Jersey which is a middle to upper class area and hope to purchase something here or my neighboring towns.... since its a desirable location. me and my wife are both small business owners and while we love our careers, we have both expressed to each other the longevity and quality of the life we want. she has been supportive of the new adventure, and I think after a few good deals (and hopefully minimum bad ones!) 

Maybe a better question would be, what is the most cost effective way to do my project way in a manner that’s consistent with best practice for longevity?

It’s a good time to give them some upgrades while improving the quality and longevity of the property.

But showing that I am not after money but rather the groups longevity and success is.

I had been using potpourri in the entry up to this point and the scent simply does not have quite the longevity that I would like for this particular space.

I'd rather have the longevity of rentals. 

It goes without saying that a real estate asset has a best use, and if you determine as a property (business) owner that it makes more sense to allow for 8 people in a 3/2 vs. 6 people, I’m not sure why the “state” feels it necessary to intervene, unless of course, the utilities that those properties are tied to only allow for so much demand, in which case, it would behoove the property manager to only permit those numbers that wouldn’t exceed that value.I don’t disagree with the notion of occupancy limitation to promote longevity, I disagree with who enforces it and HOW it’s enforced.

I figure the longevity is there as well. 

Now that I am beginning to establish a cash-flowing portfolio with some longevity I am looking for new financial connections.

I am concerned about value and longevity; I just want a product that lasts and looks great without breaking the bank!
