The cash lost from my one investment that sold at a loss last year was almost completely offset by three properties that executed cash-out refinances in 2024. 

When they started screwing with us last week about appraisals and then having to give them an ‘after reno’ price for the house when they had no idea what we were doing the house to increase its value, I did mention to the partners I thought we’d been scammed.

One last thought, have you considered just selling to (or trying to partner with) a developer?

There's no reason to provide details, though I do let people know if anyone asks that we do not accept bulk up-front rent payments or anything like that because I absolutely do not want a prospective tenant to think that someone else swooped in with a bunch of cash last minute.
