Since the water company has closed the valve at the curb, you are effectively feeding water into the house via the washing machine faucet. 

It is feeding ground for so called gurus to sign you up for classes.Good luck with your hacking.

Say look mr seller I do these all day long and I have to feed my family so I need to make money on this deal as well.

Don’t bite the hand that feeds you especially if you are dependent on the tenant for the income .

They are in the business of lending money not taking back properties so if you help them get rid of the properties by acquiring them, you got yourself a strategic ally who can feed you off-market properties.

depends on tenant age, maturity and previous home ownership history. pellet stoves generally very safe 98% shut off with no electricity so not great safety net in grid down storm. and flame isnt open to being touched and can be controlled with thermostat   but as with everything from tub, pool, gym, ensure they sign legal form, require renters insurance, get your agent to include it and have lawyer draft a memo and add basic training every heating season. i am looking switch over my oil to pellet wood boiler fed by auger but its auto feed system in basement.
