I want to tell you about my best friend Dan.We grew up in fairly well off Palo Alto CA during the Hippie era.

It never wears out, it is destroyed with candle wax; with cigarette burns (or worse); with paint; by spills that are never cleaned up; by pets that urinate in the house; etc.

I don't know what you mean by "social change" is that a hippie farm or a community where members have like attitudes, goals and standards or are you changing the area to some perceived standard?

They are grande and ornate, but are typically uninsulated ("glowing candles on a winter's night") and can be expensive to upkeep (depending on any historical restrictions or requirements on the building).  

It's a shame but most will be disappointed with their futures.In our day we had hippies, then yuppies now puppies (poor urban professionals).

If you don't want tenants to mess with burning wood, then do a gas fireplace insert or electric fireplace insert or restrict the use for candle displays and decorative logs.
