Nothing is fool proof I guess but if you believe that keeping the LLC on the deed at all times is the right strategy for you then just expect a higher interest rate or adjustable rate, shorter term, etc.

Not really a decent foolproof method because even if you were to change the method of how you collect rent at this point it would still be a change, it is just something that both you and the new owner need to be aware of for the first month or so.

None of these methods are foolproof, but if you go this route you are aiming to make it more trouble than it's worth.Eyes on the unit: hire security to patrol the house; put up monitored cameras; put up cameras with motion-detection alerting; ask the neighbors to watch; station a guard dog at the unit (not recommended).
