Well.... that inaccuracy is something I can absolutely take advantage of, and did.So, in this case, my own Analysis of the Purchase Price using the Cap Rate versus the Sales Comps proved to be much more accurate.In fact, I made $400k more ON PURCHASE because of my PP to Cap Rate calculations and discovery of the inaccuracy of the Building Occupancy discrepancy.None of this is as easy as I make it.... but if you take the time to learn and stick with it.... you can be rewarded for your efforts.Investor Llew
