My question in this post is NOT whether or not one will happen, but rather about what those of us who began our REI journey AFTER the crash can learn from those who experienced it firsthand.So my question is directed to those in the BP community who were involved in real estate during the dark days of 2007-2009.  

I’m trying to learn more about real estate Investing and would love to shadow someone.

I definitely have been in the shadows lurking around for a good while and couldn't figure out where to write an intro piece so here it is.

Certain types of commercial space can go dark and not find another use for 10 years if ever.

I am looking for a fix/flipper in Colorado who would be willing to let me shadow and learnt he ropes, so I am looking for a sort of mentorship.

I would make sure the escrow is large enough to cover any conceivable repair bill otherwise if the escrow is short your seller will go dark.

I harken back on my deep dark days of 08 to 2010 when I spent 2 years foreclosing on 200 plus landlords ..

. - So the insurance is in fact a stab in the dark estimate.

Even without money, I can be aligning with the right people and maybe shadowing others in the business.Anyways, this was a long winded THANK YOU to those who responded!

I would never wholesale a home in foreclosure unless if there was ample time and if I knew I could perform for the seller without a shadow of a doubt.
