Purchasing the LLC gives you ownership of the property, but it also opens you up to additional legal exposure since the entity has been active, and there is no way to really know for sure what else they used the LLC for.

(For a lot of gurus, the education is just a top of funnel entry point for them to then have you find deals for them, invest in their deals, etc)If they are active in real estate themselves, I would ask how much they are making from their RE versus their courses?  

Additionally, you could also check with your insurance provider to confirm there's no active risk and provide that documentation to the lender as reassurance.

There is a storage deal that is actively being raised for over there that you can practice analysis on.

Active investors absolutely have ability for higher returns, but at some point it does impact your primary job earning power. 

If you want to control real estate that is active.

Put a lien on the property(s) they own, this is needed by some court action (i.e. lawsuit in civil/criminal court) 

If you invest in RE, whether active or passive(management team, syndications, crowdfunding), I'd love the chance to quickly explain the structure and hear your thoughts on what might need to be improved.

It gives them a reinvestment option to complete the exchange and doesn't require active management.
