All property management companies must be supervised/affiliated with a licensed real estate broker, and many day-to-day management activities must be carried out by a licensed real estate agent.My view is that this regulation has actually caused stagnation and decay in the industry, resulting in a lack of innovation & disruption.

I can go find multiple houses that will look like a 20% return on a spreadsheet but, an in person walk through will reveal old non functioning windows, a decaying roof, lead paint, asbestos tile, and a high risk area for tenants.Add all of that together and you will get your 20% returns for a month or two, or maybe a year but, the balance will come due eventually and when it does, you may be stuck with an asset that has no exit plan.

Its a city with some pretty major crime issues, a decaying manufacturing base etc.in 1970 Stl, Had 622K people, it is at 319K in 2010, and hearing it might drop below 300 in the next census.I just don't think its a place I would want to be investing without being experienced in the city.

Decent homes that quickly decay to homes in need of TLC then decay to needing more than TLC and eventually decay to where they are not worth saving.Research the population growth of the area and the local vacancy rate.Assuming the population is growing, I think if you are not finding a tenant it is likely because your rent is too high for the unit.
