Let them know you will file an eviction and once that commences, you will stop all communications.

there must be more rules there than just "please rent for no less than 30 days". yes, more often than not you must submit copies of your rental agreements before the tenancy commences, notify of new occupants, pay move-in/out fees, provide proof of screening, etc. etc. etc.

The lease says that the lease agreement started on Aug 1st , and it says that the lease term ( commencement date) starts on Aug 05.
