I am looking to transition from Bedside and Emergency Room nursing to possibly teaching or acting as a clinical coordinator for the hospitals/college later in life.

ALSO, come to find out, this woman is clinical bipolar; the realtor tells us AFTER all is said and done.

Maybe a legal aid clinic in your area.Probably fraud to hide assets or avoid selling for the fair market value.  

Some demographics want bail bonds, health clinics, cheap buffets, buy here pay here car places, and etc.. others want more upscale things.Look at the area near the apartments through the eyes of those who will live there.Know your renters desires--a fish knows his own pond the best.You need to know what renters for that building want.Good Luck! 

There has always been free legal clinics for low income renters, etc.

(the reason for the separate company is because his current one is a Physical therapy clinic and we don't want all the eggs in one basket should something happen) I understand that this is a mix of legal and accounting type stuff but I'm looking to get pointed in the right direction!

We fell into real estate investing when we bought our clinic and the building, and then bought our first rental house a few years later. 

I’ll be doing a clinical rotation there next year and I might not leave. :)
