I talked to numerous California investors in real life and phone/Zoom calls who have lost money in far away OOS markets, mostly Midwest markets (e.g. repairs, capital expenses, bad tenants, properties vandalized while under renovation, evicted tenant stole all the appliances, property managers with high fees or overcharging for repairs).

I had already had a great phone conversation with Bob Dreher and am on their investor list.

Is there something I need to do to get my phone number and name disassociated with these properties or at least made private?

I created a Meeting for each prospect and enter their name, phone & email.

I've acted as a "deal warning person" to many new California and a few NYC investors who I've talked to in person, Zoom, and phone calls who want to buy the Midwest or South because the price points are lower.  

What is said on the phone or in their marketing matters not.

I feel like it would be great to trust a property management company on all of this, but it would be hard not to step in if you could do a better job at screening bad tenants (eg screening HUGE future problems).I initially managed properties myself, but now I delegate that responsibility to my business partner, personal assistant, or a property manager at my brokerage.Most PMs I know will send you an applicant for final approval and you can get on the phone with them and ask them questions

I want to keep a good relationship with my previous lender but if I do not go with him, the relationship is broken.
