We were never really 100% sure until July 26th, 2013.As I was at Brake Check having the usual maintenance done, I stumbled across the day's San Antonio Express-News (paper) and on the headline reads "Valley Green-Card Fraud Alleged".Our investor who within months of opening his Regional office earlier last year recruited up to $100MM in foreign investment funds.It turns out the FBI had been following him in all his activities since last year and are now charging him with wire fraud, money laundering, and transportation of stolen property.Yes we didn't close a deal and yes God saved us from a future pain of unnecessary loss.

I don't evict a "pregnant woman' or "single mom with kids",,,,I will evict a tenant that brakes promises to pay, not the individual.Because someone is running past due, I would come up with a plan for them to catch up on a timetable they can do it,,,if they don't follow that plan, then I would evict them.One of my best tenants I served a 3 day letter to, only after they had broken promises to pay,,guess what, they don't break promises to pay now (but do run late, always paying late fees)If I can afford to let them stay without paying or not is not a question I think about, this is a business and I will give some slack, but will not allow someone to stay without paying rent, and as @K.

Second example: assuming that nothing brakes (which never happens btw) real estate market goes down, rents decrease, you will have negative cash flow.
