All help is appreciated and I feel really bad because my other tenants go to work and have children that go to school and they are not able to sleep properly because of the loud music. 

Of course there is nothing magical about a "syndication", it can be as good or bad as an investment in any other real estate activity.

Nothing fancy at all but waterfront.I will agree that basic numbers look pretty bad.

The program is neither good nor bad, there's just different pros & cons compared to cash paying tenants.Have offered to schedule a call with you numerous times to try and assist you, but you seem to prefer posting & posting & posting - which will take so much longer:(What are the chances you'll actually invest someday, given how long it's taking you to do basic research?

Not saying it cannot be done but be aware that these programs I have heard good things about but also recognize timing and you may have a great education but bad time to implement

Others may argue that higher rates are bad as it drives up their borrowing costs. 

But he has a bad credit and cannot qualify for a $200k loan to buy it.
