I keep watching videos of people boasting about zero down and can’t find anything

You know, I blame this mentality on these books and podcasts that boast about buying real estate with no money down on your own. 

The area boasts a slightly higher owner-occupant rate than other neighborhoods, which means higher comparable sales prices and therefore higher values.

There's one in particular right now who, if you accept his boasting, is approaching Buffett-like heights of investing yet still somehow manages to find time to write all of his self-promoting posts while adding almost zero value in terms of content. 

I received a boastful email last week from a bank I use bragging about their 1.25% CDs!!!

Both of these towns boast great winter and summer activities, especially now that resort mountain biking has become a bigger deal for tourism. 

New Haven is home to Yale which boasts one of the largest endowments of any university in the country.

I could retire the next day, then use the free time to invest the proceeds in real estate and pursue other passionsWith all the boasting of “I could beat that” and “I’d double $1MM to 2MM in a year. . .”

Many come on sites like this to boast about their outsized returns or to sell you on a sure-fire system that will make you millions but it's best to filter out the noise.  

. :)  you see the same in Texas in some markets preying on non English speaking.. buy a house for 10 or 15k sell it on contract for 50k without doing anything to it to a non English speaker on terms.there was a guy boasting about it on BP and he finally got ran off the site..
