@Markeen Baker you are in the right place if you want to learn about real estate man - use the search tool as much as possible read all the articles/blogs/posts - get a library card and use that 35k that Than wants to teach you to buy your first dealall the best

You may want to decide between the more steady buy and hold or the faster pace flip to help pick a property and strategy...perhaps a full flip book like those on BP if that is the course and I have some low cost or free (at library) books on landlording if that is the next stop,in journey (see the blog post "classics of lanldord lit" on my profile)...BP has calculators for both strategies....

It may be worth to research other Presidential Libraries and see what's the effect in the areas.Washington Park connects to Jackson Park through a  nice boulevard.

I have a blog with some classic books (all probably free at library ) on the topic..finally, it might be worth exploring getting new efficient ac, furnaces, hvac rolled into the loan (as that is like 15-20 percent of the deal) but may be tough to do before closing....or maybe tap equity in a few years for that...best of luck

For good examples, it might be worth looking at local AirBnB listings.Once you have a good image library, you do not need to update it for years.
