For tenants who are not abiding by the terms of the rental agreement, such as your aunt's situation, I would hold off on making any improvements and just tend to necessities.

Also, I assume from your photo that you are also fairly young (like myself) and therefore don't have the necessity for a 15yr loan to be fully invested by a "retirement" age.  

What he fails to understand, and so many others like him who see these TV shows or hear stories through the grapevine is that in a lot of those cases, the individuals involved in the role of being a landlord are more or less placed into that position out of necessity - what I like to call "playing" landlord.  

Both agents say that it's not a necessity that either the seller OR I sign a time extension addendum. that doesn't make sense to me.

It does vary from market to market, though, as a dry cleaner, fitness center and pool, in unit laundry machines in a high rise downtown Chicago building are a necessity to think about being called an A building, but in Little Rock, Arkansas (wherever that is!)

At the very least, tenants would be able to get up to the garage, eliminating the headaches of complaints, necessity to plow, and perhaps make it ideal for elderly.

I'd do that more as a hobby really instead of a necessity, I love figuring out problems and getting my hands dirty.

The wording of this comment does not lead me to believe it is a necessity such as structural or health risks, but rather a building that could use some improvements.

And society has been evolved to avoid the necessity of it.
