If you dont mind the drive, Elberton, GA is probably one of the best places to buy granite in the southeast.

For the price I could have probably picked up 6 doors or more in Memphis or another appreciating market in the south east but out of state was just too big of a leap for my first purchase and I wanted to A. stop paying rent and B. be able to leverage air BnB for more cash on all of my travel in a way I could not with my previous rental due to lease restrictions.

The southeast and midwest is where I have focused.

I have a duplex in South east Minneapolis that I bought for 179k in 2014, which I'm very familiar with the neighborhood and have been quite successful with tenants and cash flow/appreciation.  

The Nebraska FSBO purchase agreement I have been using is really small print and doesn't scan/copy well. 

I’m just getting started, so looking to build out my team and take in advice from those more experienced.My goal is to find a multiplex in inner southeast Portland to owner occupy that actually cash flows or breaks even (If such a thing exists in this growth market?).

I'm not sure about your local laws, but in Nebraska, you cannot double charge for rent. 

Most deals like this in the Southeast go under contract in very quick order.
