South East Houston Flipping

Hi guys, We will be completing our first flip within the month and are ready to start looking for the next deal. This one just happened to be right down the road and kind of fell into my lap. I am curious what advise you guys have when dealing with wholesalers for the first. I am not in a position to pull the trigger within hours. My investor has a construction background, but has been out of the business for a while. He wants to stay overly conservative on the first few deals. And starting out stories are welcome! Thanks, Chris
