@Dean Iodice I used to live in Clarksville, Tn...about 40 minute drive from Nashville....if you're looking at Memphis, I also recommend looking at Nashville...possibly even Clarksville...not sure where it stands now, but a few years ago Clarksville was in the top 3 growing cities in the nation.

Hey BP fam! Does anyone in the Middle TN area know when the next REIN meeting is, or just any real estate meeting/ class?

I currently live (rent) just outside of Nashville TN but this area is too rich for me right now with every place having more than 20 competing offers most of which are cash, so I am looking in other markets where hopefully its not so hot.

My goal is to purchase my first property and to house hack either a duplex or triplex in Chattanooga, Nashville, or Tampa area to start my investing career. 

In the past, the FMR has usually been lower than local rents, but with the spike in residents and the popularity of Nashville, sales, rents and property values have skyrocketed, as I am sure you are aware.

I've been calling around, but per usual in Nashville right now everybody is slammed.If anyone has a recommendation of a good licensed contractor who would be great for this project I'd love to talk to them!

I’ve renovated the house from top to bottom, removing walls relocating bathrooms etc. and last year I sold off the extra lot which was now on a new road and 1031 exchanged it for a fixer-upper in Nashville Tennessee, repaired it and that is now rented out.
