I plan to attend a tax sale in Mississippi soon and the local county assessor told me that I need a letter of credit and a blank check to register for the sale. 

The way I operate with my household (and future rentals) is using multiple "micro savings" (--> MS), each with its own designation (e.g. yearly expenses / vacation expenses / general savings etc).

Oh yeah, Bought one house for 15k in great shape and rented it collecting a 57% return for a year. Just sold for 60K. Put it in a 1031. Sold two more. One for 10k sold for 47k, other for 12k for 50k. While collecting ...

so in essence a flooring line then when they are sold he signs them over in exchange for his principal and his return.. usually 15 to 18% interest on those.. got to choose the used car dealer wisely of course.. they have been known to fudge titles and your collateral has driven off without you getting paid.I also have a client.. they happen to own a few Toyota stores in Oregon but one of their business and I think it could be one of the largest on the west coast is they buy sub prime auto debt... you know the kind were they put the chip in the car and also a little do hicky that flash's when the payment is due  and then when they are 15 days late or some amount of time the car is disabled.. so they can use the chip to find it and its disabled and they can just go and repo it.when I was in Jackson MS I asked a used car dealer there that I met at my watering hole.. how the heck do you sell cars for a 100 down 100 a month .. he said  SON  my clients are born live and die all within in about a 10 mile square area here and the key is getting their mom's name and number.. we just drive around till we find it or call mom and get the whereabouts..

I'd wager that most of certain states are below the average such as WV, MS, and maybe even MI

Maybe that’s only Mississippi, or maybe I’m just mistaken.

Does anyone know of any investor friendly title companies on the Gulf Coast area of Mississippi who understand double escrows, assignments, wraps (Subject-To and Contract for Deeds)?

I'm self employed as well and went through Bank of England for 2 properties I just bought in Mississippi.

Purchase price: $17,000 Cash invested: $2,500 1171 Corinth St, Jackson, MS is a single family home that contains 1,554 sq ft and was built in 1955.

I can’t imagine an addendum like this being used regularly in Jackson, MS.
