If you read/lurk these forums enough @Daniel Arose, you will come across these big epic debates between Bay Area, NorCal, & SoCal REI with millions in actual real life equity, and folks in Nebraska and Ohio sharing their theories for why the West Coast market people with millions of dollars in wealth are doing it wrong. :)

@Andrew McIntyre , our very own Brandon Turner wrote an excellent, epic article about tenant screening.Something I like to do is print out my criteria for acceptance and put it in a picture frame standing up next to the applications so prospective tenants know what I'm looking for - but don't take the only page I have.
