Property Management Recommendations

Hello to BP Detroit community, my wife and I are closing on a property in Redford and wanted to ask for property management recommendations. I have searched previous discussion threads on BP and know that Castle and Epic companies are recommended. So that leads me to my question for personal stories about these companies or others.

Can anyone give first hand accounts of the property management company they use?

Currently I manage my own. My business partner uses a professional management company for his 24 units. If your committed to using a professional manager, make sure you ask them a lot of questions. What are they responsible for and what are you responsible for. Fees? Timely reports and net transfers, owner portal, their process for marketing your vacancies, showings etc. A few months ago I researched several property manager software products. If I was going to continue managing my own, I wanted a software solution. I didn't see any I liked. Either not web based or older look and technology. So I decided to build my own (I previously built and sold 2 software companies so it's in line with my expertise). Just ask a lot of questions and check the PMs references.
