I’m a fan of SFR.

Fortunately, we came out whole and continue attending the local REI clubs as great fans.

We are doing some new vinyl plank flooring (not through the entire house), paint on the main floor, minor electrical work, replacing a door, new ceiling fan, minor plumbing, etc.. 

I am not a fan of investing out of the area you live in as a novice.

We will likely keep one as, if nothing else, we are huge Disney fans and it offsets our usual vacation budget by quite a bit.  

I'm also not a fan of black bedding. 

Stay here and put my money into marketing the business hoping to find deals here or trying to do virtual deals (something I'm not a fan of, tbh) in areas with higher populations or 2.

I am not looking to weigh in with my expertiese but I am nothing more than the football fan who yells at his TV about what the quarterback should have done. 

I have done two BRRRs and am still a huge fan of the value adds (working on a 3rd deal flipping it right now) but would say since covid 95%+ of value add deals do not work for any equity creation even the bs wholesalers send out.
