I think I will end up looking for a realtor who is an investor because it costs about $2700 to become a realtor in my province in Canada, and I think what I truly need is not more knowledge (thats what BP Forums and Podcasts help with), what I need is more exposure to the real estate market here in Winnipeg.To that end, I will focus more on going to Open Houses and networking with realtors, prospective buyers, and everyone I see.

Buy a REIT ... you can get 4-6% cash on cash return, be a very passive landlord, get appreciation, and be diversified with world class property management at the helm and scale to boot, which is more than you can say for individual properties out of state.

I discourage it at all points of the compass... its the province of many out and out thieves.. ( not saying this guys is a crook of course) but you can bet there has been many a seller totally abused by this scheme.

In my mind the freedom of information ( internet) the HOW to class's ( guru's selling how to )and then Soup D Jour all of these add up to legions of people coming into different RE niche's heretofore were not the province of more of what I call the individual investor.. be them a successful business owner looking to do something new.. high wage earner looking for diversification etc.
