Can't get financing with bad credit history.

So I'm stuck in a position where my credit score is good, but my credit history 4 years ago is bad. I have more then enough money for a down payment with no monthly debts at all. And yet I cannot find any lenders. 

A little history, I defaulted on 2 vehicles settled a LOC and credit 4 and 3 years ago respectively. Since then i have built my credit score back up, i have managed and used debt to build up my score. I have taken out a few personal loans and paid them in full early. I earn roughly $130k-$140k a year and my debt/income ratio is near zero.


I have found a house for primary residence but also has a huge cap rate return potebtial. I am stuck in conventional mortgage lending ways, even a B-lender won't look at it unless I have 25% down and more so if it's not in a major metropolitan area. does anyone have some advice or ideas on what my next steps are?
