@Richard Turski In you loan scenario cash is  coming out from all three partners but if one is coming on loan you need an exception for cash out under conventional loan.

I was also contacted by a person here under the profile here on BP of Richard Apriot recommending a private lender and that he has an arrangement with the lender to get a point on this transaction.

@Richard Ibeh thanks for the feedback I just realized that the condo will provide a spare key to named individual for a small fee.

If the owner, completes the steps in the redemption process, they can get the property back....Seek legal though to be on the safe side and Denise Evans in a well-respected pro and offers a class.

@Denise Evans, what @Robert Kennedy described in this thread sounds like "wholesaling" or assigning a price quote received from the state for a tax certificate/deed.
