Refinance in one name House bought for cash in three names

We recently purchased a house with the help of family with cash for several reason. This meant that we would have three people on our deed but own it outright. I would like to know how to refinance the house in my name alone to further pursue other properties. A few questions are: What involvement or risk do the other two have in this process? What options do I have to use this house and reinvest it towards expanding my portfolio? Thanks much.
