@Drew Y. it can be something as simple as a promissory note written on the back of a napkin (not that you'd ever want to do that but it is legally binding).

Research the issue and the only thing you'll find is legal requirements regarding what steps must be taken with respect to the deposit in the event of a default.That said, the promise by B to pay S $X for Y property, and the promise by S to sell B Y property for $X, in writing, is a valid and enforceable contract... if S is the owner.
