I have attached a report of a property near us using the BRRRR calc and it seems like a pretty great deal, but I am not certain that I am using the calculator correctly.

I currently am using cozy.co - which has been great, but I think it really is capped at 10-20 properties.

Taxes would be the only thing that will probably come out higher.The loan rates I am using is because I would have to use an investment product that uses rent as the means to support loan. 

I am using Hemlane for rent collection as well repairs requests.

I am using the requirements Steve Rosenberg laid out in the "how to invest in out of state real estate" video series on youtube. 

I am using a really good TAA ( Texas Apartment Association) lease and it has some stuff for that but not nearly enough in my opinion.
