@Clayton Cissell The first time I rented to a friend they trashed the house, grounds, and destroyed much of the furniture in the furnished house.

I agree, it's a lot of work to change back and forth from furnished to unfurnished assuming you even have a place to store the furniture.

(I cant be buying all the estoppel letters anyway, it will add up)I went to see the apartment and saw it is empty, no furniture and it is ugly.

Proper brick storage units with secure locks could provide shelter for crops, vehicles, furniture, machinery and anything else that needs to be kept while rebuilding happens.

Tenants always calling the buildings department just because of a clogged drain, police running in and out looking for that gang member child of your tenant, kicking in doors, people stealing light bulbs from the common fixtures to use in their private areas, removing smoke detectors from inability to control cooking smoke, the day of the building inspection, so now you are fined for not having smoke detectors, not using trash bags in the trash containers, leaving furniture in the yard.

Also any purchases such as furniture, kitchen supplies, linens etc.

Those who jumped in the game on a shoestring budget (Goodwill furniture, used towels from home, etc.) will soon find out the gravy train is over.

Or can we keep it as just a clean non-cabin rental with a few bear lamps, rustic furniture, the standard arcade and air hockey, etc.

It's just a thing man.Look don't get hung up on the furniture too much.
