Good comps are nearly irrefutable so if you have good comps and a decent lender to negotiate value using appraisers formulas for determining value you can almost always get the appraiser to come up or meet you near where "value," should be.This is where the science of appraisal meets the arts of persuasion.

I didn't want to have to pay the extra insurance and it's my first house so I want to kind of master the art before jumping in a second home.

Everything south west of Fairmount ave (art museum area) is phenomenal and you should have no problem reselling. 

I can see where underwriting these things is a bit more of an art than a science.

I like  Ibrahim advice,  i may venture into wholesaling as a cash generator,  there is something to the "Art of the deal" and understanding the criteria of your buyer (s) is critical.

Personally, I'm partial to the North Collinwood neighborhood around the Waterloo arts district area on the east side in the 44110 zip code. 

I want to make sure my materials are paid in full in case he has a heart attack, gets hit by a bus, goes to jail, cuts his arm off doing chainsaw art, parachute doesn't open, etc.

My thoughts are below, but it would seem this is more of an art than a science.
