Title Search Process in NC

I am looking to buy two vacant lots in Fayetteville.  I was wondering if anyone knew of a good cost effective company to perform the search. Or if anyone knew where and what to look for to perform the search on their own. Lastly, Is it even necessary on vacant lots?  Thanks in advance.

Each state has different laws governing real property.  In NC, you definitely need to get a title search and title insurance before buying any property.  Otherwise, if you just bought it without a search, then you are stuck with a property that may not be marketable or build able and could be subject to other liens, including banks, tax, sanitation, HO, easements, etc.   For that matter, without a search, you cannot even be certain the person who is selling owns all of the ownership interest; I see all of it way too often.  My advice is to locate a real estate attorney in Fayetville, (check out lawyers.com or martingale Hubble) call and ask her the cost of the title search and the closing.  It should not be more than $750-1000 (but, admittedly, I do not know for sure what is market in Fayetville.). It will be the best money you spend and will allow you to rest easy.
