Maybe spy on the decor at out Encore or Windsor Westside to separate yourself from other rentals.Thank you so much, Frank. it is a very nice suggestion.Windsor Hills mentioned a lot in this forum, so I checked before, the price is not cheap at all, also I am not sure if everybody will use the public amenity in the community, take me as an example, after one-day exhaust theme park tour, I would like to just go straight to bed or might enjoy a little bit spa and big screen TV will be perfect.  

I was just there for a Fall buying tour this past weekend with CA and NYC investors. 

Then there are the ones who call me and are eager to schedule a tour, but as soon as I ask them about their income, credit or criminal history, all of a sudden they mention they have an eviction, a felony, or make less than the rent.

He also has a "bus tour" sheduled for next Saturday where he takes you to one of his houses he's currently flipping.

Most likely, especially if you’re gone for a 2-3 year tour, prices will begin going up.

@AMY NEWTON -- I don't know what @Chris Clothier 's numbers are but we see only about 5% (1 in 20) of our investor clients travel to visit the property and tour the neighborhood, etc.

Sometimes it is necessary to tour before that, other times I wait until I have the property under contract before going to tour.

Don't even think about numbers until you doing that google earth tour etc...You couldn't pay me to live there.  

I strongly suggest that you work with someone that has good long term knowledge of the market and that you invest a day or two to physically tour the areas you're considering if possible before pulling the trigger.
