Cons:-Every late night guru tells all their aspiring real estate investor/wholesaler wannabes to market to these owners, so they are constantly bombarded with marketing-If you arent doing a search to find out if they own multiple properties you could be mailing to another investor—there are several investors here on BP that have talked about the hundreds of postcards, letters and phone calls they get on properties they would never sell at a discount-If the owner doesnt have someone locally who can give you access, getting in to see these properties can be difficult.

I usually rent to aspiring home owners and by renting M2M, this gives them the easy opportunity to move quickly if they find something they need to act upon.For me, if they can't pay rent and I have to evict them, likely I'm not going to get any satisfaction for the rest of my lease agreement, anyway.
