@Cole Simpson, @Erik Stenbakken has a good point about zoning. many of the single-family homes are not zoned for STRs, but there are a lot of multifamily locations in resorts and other areas that do authorize STRs.

You could also check with your homeowners insurance as last resort if you think a claim needs to be filed, although this will increase your premiums so this should be last resort.Hope this helps!

Our experience has been that buildings <6 - 8 units are generally not worth the cost of sub-metering (and many larger than that may prove to be not cost efficient to convert).You can install and manage your own sub-meters and bill the tenants or you can hire a third-party to provide the service.In some jurisdictions, you may be able to resort to using Ratio Utility Billing System (RUBS) whereby you would apportion the water costs amongst all units based upon a set of criteria (number of fixtures, people living in the unit).
